A San Francisco EB-5 project
Hunters Point Shipyard, a new district of San Francisco planned over more than a decade, offers an EB-5 project issued jointly by the San Francisco Bay Area Regional Center and Lennar, one of the country's largest homebuilders, for foreigners seeking permanent resident status there. The first phase has about 1,400 homes on 75 acres, and its 88 waterfront apartments, on sale from June 2014, are oversubscribed. The article sets out the claimed advantages — the government partnership, the waterfront setting, the record on conditional green cards, priority purchase, a US$500,000 investment and a refund if a green card is refused — and the subscription steps for the fifth phase.
Hunters Point Shipyard, San Francisco
The Hunters Point Shipyard EB-5 project is issued jointly by the San Francisco Bay Area Regional Center (SFBARC) and Lennar, one of the largest real estate developers in the United States, and is a high-security real estate project offered specifically to foreigners seeking permanent resident status in the United States. As the newest urban district of San Francisco, planned over more than ten years, Hunters Point Shipyard is already being developed in an orderly way.
A public-private venture between the City of San Francisco and Lennar, the largest residential developer in the country (NYSE ticker: LEN), Hunters Point Shipyard has so far won many distinctions for its master planning, sustainability, community engagement and economic development potential. New housing units, parks, retail space and office areas are now under construction.
The underground foundation work for the first phase of Hunters Point Shipyard was completed at the end of 2013, laying a good base for building above ground at any time. On the 75-acre first-phase site will rise about 1,400 homes and 10,000 square feet of retail space, including 25 acres of parks and public open space. Given the heat of the San Francisco property market, the first 88 waterfront apartments, on sale since June 2014, are already oversubscribed.
The advantages of the Shipyard EB-5
- A pairing of strength: the project is developed by the City of San Francisco in cooperation with Lennar, the largest real estate developer in the United States
- Unique: it is the only waterfront apartment project among the eight new developments on sale in the San Francisco area, and demand presently exceeds supply
- No refusals: the first four phases were 100 per cent subscribed for EB-5, with a "zero" refusal rate for conditional green cards
- Priority purchase: investors enjoy VIP access to buy apartments in the project
- A very low investment: only US$500,000, with a conditional green card obtainable in as little as eight months
- Twofold protection: the investment is released only after the project has been inspected on site, and is refunded in full if the conditional green card is refused
